contain such other information as may be deemed necessary or the property enforcement of this or any other ordinance.
Subdivision 3. Fees
The fee or a building permit shall be determined by the City Council.
Subdivision 4. Issuance
The Zoning Administrator shall issue or may direct the City Clerk to issue the building permit only after determining that the building plans together with the application comply with the terms of this ordinance.
Subdivision 5. Certificate of Zoning Compliance.
⦁ A certificate of zoning compliance shall be obtained before any building hereafter erected or structurally altered is occupied or the use of any such building is altered.
⦁ Application for a certificate of zoning compliances for a new building or for existing building which has been altered shall be made to the Zoning Administrator as part of the application for abuilding permit as required in Subdivision 2 of this section.
⦁ Every certificate of zoning compliance shall state that the building or proposed use of a building or land complies with all provisions of the law and this ordinance. A record of all certificates of zoning compliance shall be kept on file in the office of the Zoning Administrator, and copies shall be furnished on request to any person having a proprietary or tenancy interest in the building or land affected.
5.215 ADJUSTMENTS AND VARIANCES
Subdivision 1. Purpose
The City Council in each case as hereinafter provided shall have the power to grant adjustments in and exceptions to any provisions of this ordinance to the extent of the following and no further.
⦁ To vary or modify the strict application of any of the regulations or provisions contained in this ordinance in cases in which there are practical difficulties or unnecessary hardships in the way of such strict application.
⦁ To permit the extension of a district where the boundary line thereof divides a lot in one ownership at the time of the passage of this ordinance.
Subdivision 2. Application
⦁ Application for any adjustment permissible under the provisions of this section shall be made to the Zoning Official or City Clerk in the form of a written application for a permit to use the property or premises as set forth in the application.
⦁ An application for an adjustment shall be accompanied be payment of a fee in such amount as may be set by motion or resolution of the city council
